1. Plan your completion date with us
To ensure your buyer is ready. To ensure everyone else in the chain is ready.
2. Avoid booking removal vans or work holidays until contracts are exchanged.
Any last minute delays could mean changing these. Changing these plans could mean extra cost / losing time off work.
3. Your mortgage lender
Is cautious these days, so please allow them time. Needs time to value your property. Will not contact us until your mortgage is granted. Is also our client and we must check & clear with you any conditions in your mortgage offer.
4. Checking your property
We need time to check the legal status of your property. These checks are a duty we perform for you & your mortgage lender. Many involve enquiries with public authorities. So please allow us all time.
5. Letters & the Legal Process
It is important that we inform you of certain facts in writing. We may need you to confirm certain facts in writing.
6. Replying to our questions
Please help us by replying to any correspondence as quickly as possible. Delays in replying will add to the time it take to complete your sale or purchase. We wish to complete your sale or purchase as quickly as you desire.
7. Other parties in your sale / purchase
We can only go as fast as other parties in the chain. They may not be as efficient as we would like, so please allow us to guide them along for you. We have no control over the other parties and can only ask them to aim for your preferred completion date.
8. Urgent Enquiries
All our clients are highly valued, and any urgent enquiry will be dealt with as quickly as possible. Please don't be frustrated if we are not always able to respond immediately - we may be handling an urgent request for another client in similar circumstances.
9. Mortgage Funds
Mortgage lenders do have minimum time requirements for sending funds. The period from exchange of contracts to completion is very busy.
10. Third party advice
We have many years of expertise in dealing with conveyancing transactions. We have extensive knowledge of the problems and pitfalls that can arise. Please don't be tempted to listen to advice from other people just because it sounds more attractive than the advice we give you.
